Summary
We built a repeatable booklet system for McCord Development that sells the promise of Generation Park with clarity. Property books, address specific briefs, and company focused pitch decks combine demographic modeling, drive time analysis, utilities, and civil considerations with inviting visuals. Drone views and on the ground renderings help executives grasp scale quickly. We simplified dense charts and engineering exhibits so conversations move from what something means to what to build next. The materials are updated as projects advance, so teams always present the latest facts. The result is confident decisions, faster alignment, and stronger win rates for priority tenants.
Project Goals & Purpose
Before beginning, we set a purpose to convert overwhelming technical information into an executive ready sales narrative that leads to site tours and letters of intent. Our approach balanced precision and persuasion. We mapped how audiences read these booklets, paying attention to what a chief executive needs in the first minute compared to what a civil engineer needs on page ten. We prioritized proximity advantages, custom build possibilities, and lifestyle benefits unique to the district. To unify frequent updates, we created a modular template that absorbs new data, renderings, and milestones without redesigning from scratch. When a prospect wants a tailored pitch, we personalize covers, swap sector specific facts, and emphasize workforce access, airport reach, and nearby amenities.

For Marketing Directors and brand managers, that means faster turnarounds, predictable costs, and consistency across every property story. Our goal is simple, help executives see themselves operating here, understand the numbers behind that vision, and feel confident that McCord can deliver a facility designed around their needs and timelines.
Challenges
The information load was significant, from utilities and grading to market demographics and traffic counts. Different audiences needed different depths of detail, which risked bloated books. Cannibalization discussions required careful framing, comparing growth potential without undermining neighboring sites. Some visualizations worked best in unusual aspect ratios that could crowd pages. Frequent development progress meant constant updates, so the system had to absorb new data, maps, and renderings without reformatting dozens of pages. Personalizing covers and visuals for high value prospects also needed to be fast, accurate, and brand consistent.
Solutions
We built a landscape friendly grid system with flexible modules for charts, maps, and renderings, then standardized legends, label sizes, and annotation styles to protect readability. Drive time and cannibalization pages use intuitive hierarchies that emphasize upside while clarifying methodology. Drone views establish scale, while entourage rich renderings communicate experience at street level. A master library of components enables rapid personalization for priority prospects. As part of our Subscription-Based Design Agency model, we deliver updates quickly, maintain consistent quality across releases, and keep every booklet aligned to McCord’s brand while adapting to each audience’s decision criteria.
